Hi, I’m glad I get this opportunity to introduce myself. My name is 
Amos Peverill. I’m a RealtorÔ Consultant with the Professional 
Realty Group
. I first obtained my real estate license in 1988. 
I’ve lived in the Lynchburg area for over fourteen years, and I’ve 
been in full time real estate consulting since 1996. But in realty
terms that still makes me… the new kid on the block!
Don’t get me wrong, I’m not whining or complaining
that life is unfair! (It is, but that’s a different story J
I just want you to understand why I want you have the chance

Maybe you’ve been in my shoes once or twice
 – when you’re a kid, moving into a new area means you get

or knows how well you can play. When you’re in real estate, especially with higher priced

I mentioned our marketing tools and techniques. Let me tell you about them:

First is the way we advertise. All our ads are designed to generate as many calls
as possible by using emotional keywords that target buyers from the particular
target range of the type of home we are marketing. The prospective buyers are
four times more likely to call on our ads because they can obtain recorded details
and information from a non-threatening 24-Hour Hotline Information Service.
You can hear a sample recording at 845-REAL extension 65. We follow up with
calls to the phone numbers captured on the Hotline’s Caller ID  within 24 hours, 
usually within an hour.

 The next weapon in our arsenal is our Talking HouseÒ Radio Broadcasting.
 This tool enables us to market your home by radio broadcast from your home 24 Hours
 a day. You’d never even know it’s there, but a high-visibility sign in front of your homes 
tells potential buyers to tune in to our commercial on their car radios. This tool really
 works wonders. I’ve had buyers tell me at the closing table, that this alone was what
 convinced them to see the home and run to get their agent to write an offer. It just
 generates interest. Around here we say, "If your house isn’t talking, nobody’s listening".

Internet marketing is a vital key to promoting a home in today's market. Statistics from the
 National Association of Realtors shows that about 80% of home shoppers are using the
 Internet to help select their homes. This is why we utilize a number of different avenues to
 promote your home on the World Wide Web. First we include a tour of your home on my
 personal, top ranking sites as well as a number of internet portals. I do this to give home shoppers a wide number of access portals to information about your home.

There are many more benefits to our program, but I didn’t intend to write a book so I’ll be brief:

·        I’ll contact you at least once a week to give a status report
 and any feedback we have from showings.

·        I’ll take you on a tour of the homes on the market that are competing against yours
 so that you can see how your home stands in comparison.

·        I’ll advertise your home in the “Central Virginia Area -- Real Estate This Week”
 at least 3 times per month.

·        I’ll complete a total market overview and comparative analysis of your home along with
a sales prediction checklist and worksheet that will let you know the chances of your
home selling at a top market value.

·        I’ll hold an open house, if you desire, at your convenience.

·        I’ll put your home in the Multiple Listing Service Database where the buyer contacts
of @ 500 area real estate agents will be notified about your home.

·        I’ll contact you at least once a week.
I know I said that already, but it’s important so I repeated it!

·        I’ll guarantee it all in writing. If I don’t do it you can fire me!

You see, most established agents will tell you about their volume of business
(which usually includes the work of their assistants too). But that doesn’t tell you what
they’ll do for you; just what they’ve done for themselves.
I hope you can see
which matters more to your interests. After all, Macdonald’s does more volume
than Crown Sterling too…   where would you prefer to eat?

What’s the bottom line?       

Ok! Compare all that to what the competition does.
Then stack it up against what we save you.

Let’s use a conservative example. If your home were sold for the price of  $150,000
and the commission paid to your listing broker for the selling side was 3% and the
Buyer agent’s commission was 3%, (a 6% listing) then the total commission would be $9,000.
Here is what I will do…

For all the services I have outlined as well as all the work getting the home from
contract to closing, I will ask only a selling side commission of $3,900 to go to
Central Virginia Realty

  For purpose of comparison, the selling price will still be
$150,000, so the buyer agent’s commission will still be 3% ($4,500).


Savings to you = $600. No matter what the price the home you are selling,
the selling commission will still be $3,900.

For a $200,000 home the savings would be $2,100.00

A $300,000 home would bring savings of $5,100.00
